Orange Unified School District
Villa Park Elementary, Cerro Villa Middle and Villa Park High School are Orange Unified, and the district is realistically the only significant public payroll inside the city limits. There is no local employment base to speak of, and no pretending otherwise. Usually a good deal, and none of it involves trading. What the money is invested in and what that costs to hold. Which accounts are taxable and which are not, and what that implies about where each kind of asset should sit. Whether losses are being harvested when markets give you the chance. Whether required distributions are coming and what they will do to your bracket. Whether the beneficiary forms match the trust. And whether a partial Roth conversion in a lower income year lowers the lifetime bill or merely relocates it. Slowly, deliberately, and usually across more than one calendar year. The tools are ordinary and they work: sell in tranches sized to your bracket rather than all at once, use realised losses elsewhere in the portfolio to offset gains, direct new savings away from the position instead of adding to it, and gift appreciated shares to charity rather than cash if you give anyway. Which combination fits depends on your basis, your income and your time horizon, and the tax mechanics belong with your CPA. Our children expect to inherit the house. What should we be doing now?
Find out what Proposition 19 does to your specific situation, because the answer changed in 2021 and most families are working from the old rules. The parent-to-child exclusion generally now requires the child to make the property their own principal residence, and the amount excluded is capped — so a child who intends to rent it out, or several children where only one moves in, may face a reassessment at current market value. Separately, confirm how the property is titled and that the trust and the beneficiary designations agree with each other.
