Who we work with in Inglewood

Inglewood has been rebuilt around three venues in barely a decade. SoFi Stadium and the Hollywood Park development sit on the old racetrack land, the Kia Forum is across Prairie Avenue, and the Intuit Dome opened next to them in 2024. LAX is immediately west, the Metro K Line runs through Downtown Inglewood, and the 105 and 405 cross at the southern edge. The employment base that follows is hospitality, events, construction, transport and logistics, aviation services, health care, and city and school district work — a great deal of it hourly, shift-based and seasonal around an event calendar.

But the financial story of Inglewood is property. Long-time homeowners — many of them Black families who bought here in the 1960s and 1970s, and Latino families who bought in the decades after — are sitting on houses whose market value bears no relationship to what was paid, carrying a Proposition 13 assessed value that is a fraction of it. That is a fortunate position and a complicated one. Rising values bring pressure to sell, unsolicited offers, and relatives with different views about what should happen. They also bring technical questions that get answered badly by rumour.

There are three, and they are worth separating. First, capital gains: a sale is measured against the original basis plus documented improvements, the main-home exclusion covers $250,000 of gain for a single filer and $500,000 for a married couple filing jointly, and California taxes what remains as ordinary income — so a long-held Inglewood house can produce a taxable gain well past the exclusion. Second, property tax on a transfer: since 2021 Proposition 19 has allowed the parent-child exclusion only where the child makes the home their principal residence, subject to a cap, so the plan of the children keeping it and renting it out now generally means a reassessment at market value. Third, what a step-up in basis at death does and does not do, which is often the whole difference between selling now and holding. The local employer base

SoFi Stadium, the Kia Forum and the Intuit Dome

Event, hospitality and security work, much of it hourly and driven by the calendar. Employers with even one employee are covered by the state mandate, and for variable-hour workers the first practical step is an automatic contribution that survives a slow month.

LAX and aviation services

Airlines, ground handling, catering and freight immediately west of the city. Union and multiemployer plans are common alongside 401(k)s, and employees who move between carriers leave benefits scattered across systems that never speak to one another.

Inglewood Unified and Centinela Valley Union High School District

Certificated staff are CalSTRS members, classified staff CalPERS. As in every district, the 403(b) list on campus runs from genuinely low-cost to an annuity with a surrender schedule, and both sit on the same sheet of paper.

City of Inglewood and Centinela Hospital Medical Center

City employees are CalPERS members. Hospital staff are typically in a private 401(k) or 403(b) with a vesting schedule on the employer match — worth knowing precisely where you stand on it before you change jobs.

Public pensions and rollovers

CalSTRS and CalPERS both appear in Inglewood, through the two school districts and the city, but most working residents are in private plans or in none at all. The distinctive local problem is not the pension. It is that a household's largest asset by an enormous margin is the house, which makes a retirement plan resting on eventually selling it a plan with one very large single position in it. We keep getting offers on the house. Should we sell?

Not a question anyone should answer for you in a paragraph, but it is a question with structure. Work out the actual taxable gain first — purchase price plus documented improvements, against today's price, less the $250,000 or $500,000 main-home exclusion — then what California takes on the remainder, then where you would live instead and what that costs. If a move within California is on the table, Proposition 19 lets homeowners over 55 transfer their assessed value to a replacement home up to three times, which can change the arithmetic considerably. We want the house to go to our children. What is the sensible way to do that?

Deliberately, and with an attorney. Two things have to be right: the property-tax consequence, where Proposition 19 is strict about the child occupying the home and about the cap, and the income-tax consequence, since inherited property generally receives a stepped-up basis at death while a lifetime gift does not. Signing the house over during your lifetime is often the more expensive path, and it is done all the time by families trying to do the right thing. Everything we have is in the house. Where do we even start?

With cash flow and a small automatic investment, not with a grand strategy. A house is an asset you cannot spend in pieces, so the first goal is building something liquid alongside it: an emergency fund, then a Roth IRA or a workplace plan funded every month regardless of the amount. We have no account minimum, and that exists precisely for this. A household with substantial home equity and $500 of investments is not one anybody should be turning away.
