This is the corridor along the 5, the 105 and the 710: Norwalk, Downey, South Gate, Lynwood, Compton, Paramount, Pico Rivera and unincorporated Walnut Park, out to Pomona at the eastern end. Households here support two generations, often send money to a third country, and are frequently the first in the family to open an investment account. Our office is on Rosecrans Avenue, inside that corridor rather than looking at it from downtown.
Where families building wealth from scratch are in Los Angeles County
Start with the geography, because it is ours. Aduna Capital is at 12838 Rosecrans Avenue in Norwalk, a few minutes from the Metro C Line terminus at the 105 and from the Norwalk/Santa Fe Springs Metrolink station, in the middle of the gateway cities: Downey and Paramount to the west, Pico Rivera and Whittier to the north, Bellflower and Lakewood south, Cerritos and La Mirada east. Push further west along the 105 and the 710 and you are in South Gate, Lynwood, Compton, Huntington Park, Bell Gardens, Cudahy, Maywood and unincorporated Walnut Park — some of the densest and youngest households in Los Angeles County, and among the most consistently underserved by the investment industry.
The anchors people here actually work for and around: PIH Health Downey Hospital and Rancho Los Amigos National Rehabilitation Center, both in Downey; Cerritos College in Norwalk and Compton College; Downey Unified, Norwalk-La Mirada Unified, Lynwood Unified, Paramount Unified and Compton Unified; Los Angeles County itself, which employs a substantial share of this corridor; the logistics and light industrial belt along the 710 and Alameda Street; and the small-business base — restaurants, body shops, salons, cleaning and landscaping companies — that runs through every one of these cities. At the eastern end, twenty-five miles out along the 5 and the 60, Pomona is a corridor of its own: Cal Poly Pomona, the Fairplex, Pomona Unified, and the same household pattern in a different valley.
What that adds up to financially is specific. Multigenerational households where the mortgage, the parents’ medical bills and a child’s college fund are one budget. Workers whose employers are small enough that a retirement plan arrived only when CalSavers required it. Households where the family home in Downey or Pico Rivera, bought in the 1970s or 1980s, is the entire balance sheet. And a very large number of adults doing all of this as the first person in their family to try.
What changes locally
The first thing that changes locally is language, and we treat it as a default rather than an accommodation. Meetings happen in Spanish when that is easier, evenings by video, with parents or adult children in the room. A large share of our education material was written in Spanish originally — not run through a translator afterwards — because the vocabulary of this work does not survive machine translation and the difference is obvious to anyone reading it. Norwalk, en español · Downey · South Gate · el condado de Los Angeles · todo el material educativo. For households where members have different immigration paperwork, the account questions are factual and we answer them factually, and the immigration questions go to an immigration attorney. Invertir con ITIN · familias de estatus mixto.
The second thing is that Proposition 19 is a gateway cities issue, not just a San Marino one, and almost nobody tells this corridor that. A house bought in Downey in 1978 or South Gate in 1984 carries an assessed value from that decade under Proposition 13’s 2% annual cap, and when it passes to children the family home exclusion now generally requires one of them to live in it as a principal residence and to file in time. If the plan was for three siblings to rent it out and split the income, the property is generally reassessed to market value — and in a household where the house is the only asset, that reassessed bill decides whether the family keeps it. This is the single most consequential thing on this page for a lot of readers, it has a lead time of years, and it is nearly unfixable afterwards. Prop 19 in English · la Propuesta 19 en español.
What we do about it
The practical work in this corridor starts smaller than most firms will admit to handling. Open the first account with what exists today — there is no minimum — and set up $50 a month so the habit exists before the balance does. Fill in the beneficiary forms on everything, including the workplace plan and any life insurance, because those forms control where the money goes regardless of what a will says. Read the employer plan menu together and set the contribution at the match. If the employer has no plan, sort out whether CalSavers is running and whether you should also open your own Roth IRA. Why the minimum is $0.
Then the parts specific to households like these. The support you send — to parents here, to family abroad — gets written down as a named monthly figure that the emergency fund and the retirement contribution are both sized around, instead of being the thing that silently absorbs everything left over. If college saving belongs in your order of operations, we open a ScholarShare 529, which needs no minimum and accepts a taxpayer identification number in place of a Social Security number for both the owner and the child — and we say up front that California gives no state deduction for the contribution, so the benefit is entirely in the tax-free growth. The California 529 rules · en español.
And for the many people in this corridor working for a school district, a hospital or the county, we look at the 403(b) or 457(b) that came with the job. Those menus have historically been sold rather than advised, and it is common to find a contract with a surrender schedule nobody explained. Knowing what yours costs is the first step and it does not require hiring anyone. Run the numbers on what your plan charges.
The structures that apply: Roth IRA, 401(k), 529 / ScholarShare, CalSavers, ITIN-eligible accounts. The full guide for families building wealth from scratch goes through each one, and here is the same audience in Orange County.

Questions
I have never invested and I am embarrassed about how little I know. Where do I start?
You start by making an appointment and answering ordinary questions about your job, your bills and who depends on you. Nothing needs to be organised first, there is no folder to prepare, and there is no question that is too basic — the vocabulary is a barrier that was built, not one you failed to clear. What comes out of a first conversation is usually one page: the order of operations for your household, the account to open first, and the monthly number to start with. Empezar a invertir, paso a paso.
My employer signed us up for CalSavers. Is that enough on its own?
It is a real start and it is your account, not the employer’s — it stays with you when you change jobs. But it is a Roth IRA with a limited investment menu and a 2026 limit of $7,500, so for most households it is a floor rather than a plan. Two things to check: whether you are actually contributing or were auto-enrolled and then opted out and forgot, and what your money is invested in, which is usually a default nobody chose deliberately. If your employer offers a real 401(k) with a match, that comes first. How CalSavers works · CalSavers frente al 401(k), en español.
My parents own their house in Downey and do not know what happens after they are gone. Can you help with that?
Yes, and it is a conversation worth having while everyone is well. The financial side we can handle: what the property is likely to cost to keep after a transfer, whether the children intend to live in it, whether there is any liquidity in the estate to pay a reassessed tax bill, and how the retirement accounts and any life insurance actually pass. The documents themselves — the trust, the deed, the powers of attorney — are drafted by an estate attorney, and a family whose main asset is the house should have one. We are glad to be in that meeting, in Spanish if that is easier, so that nobody is nodding along to something they have not understood.
I am self-employed — a contractor, a stylist, a driver. Does any of this apply to me?
All of it, plus better options. Self-employment income entitles you to retirement accounts with much larger limits than a Roth IRA — a SEP IRA or a solo 401(k), depending on whether anyone else is on your payroll and how your income arrives. The complication is that the income is lumpy, so the plan has to be built on a floor rather than a good month. The plan chooser walks through it and the irregular-income planner handles the lumpiness.
Do I need to bring documents to the first meeting?
No. Bring whatever is easy — a recent pay stub, a statement from a 401(k) you have never logged into, a policy you were sold and do not understand. If you bring nothing, the first conversation still works, because it is about your situation rather than your paperwork. The introductory call is fifteen minutes and costs nothing, and if the answer to your question is short you will get it on the call.
I work for a school district or the county. Is my 403(b) or 457(b) any good?
It depends entirely on which product you are in, and this corridor employs enough district, hospital and county staff that we see the full range. School district 403(b) menus in California have historically been dominated by insurance-company annuity contracts sold directly to staff, some of which carry surrender charges lasting years and internal costs several times those of a plain index fund. Others are perfectly reasonable. The way to find out is to get the product name and the expense figures in writing from the vendor and compare them. A governmental 457(b), separately, has a feature worth knowing about: distributions after you separate from the employer are generally not subject to the 10% federal early-distribution penalty regardless of age, which makes it a different animal from a 403(b) or an IRA.
Do I have to come to the office in Norwalk?
You are welcome to — we are on Rosecrans Avenue and people from Downey, South Gate and Lynwood do walk in, which is a large part of why the office is where it is. But nothing requires it. Meetings happen by video, by phone, in the evening, and at your kitchen table when that is what makes the conversation possible. Pomona is a longer drive at twenty-five miles, so most households out there start with a video call and come in only when there is something to sign.
What does this cost, and is there a minimum?
There is no minimum to open an account. We ask for $50 a month of continuing deposits, because a plan you do not fund is not a plan. Investment management is 1.5% to 2.0% of assets per year, billed quarterly, and it is published on the site — which is more than most firms in this market will tell you before a meeting.
Do I have to have a lot saved already?
No, and that is deliberate. Most firms set a minimum precisely to avoid people at the start of this. We built the opposite: $0 to open, and the same fiduciary standard whether the account is four figures or seven.
